Bulgaria Holiday Rentals Booking Conditions

Holiday Rentals

Although the properties are privately owned, all properties will be booked by HHB Holiday Homes Ltd and the booking is guaranteed by us.

We would ask you to accept these conditions by clicking the confirmation box when confirming your booking. Where relevant you will be accepting on behalf of all your party the term’s conditions of the owner and pay a deposit as stated in the booking.

1. Confirmation of Booking

HHB Holiday homes will confirm your booking instantly online. The contract for your property rental is made on the issue date of your booking confirmation and receipt of the deposit. For the security of the booker funds will be held by HHB until the letting period is completed. It is essential that you check all details shown on your booking confirmation for accuracy as this forms the basis of your contract. Bookings can be cancelled upto 24 hours from the time of booking and a full refund will be given.

2. Paying your Balance

The balance of the costs of the arrangements booked must be paid at least 56 days before your departure date to HHB Holiday Homes Ltd. If the balance is not paid in time we reserve the right to cancel these arrangements and apply the cancellation charges set out in paragraph 4. You can pay your final payment by logging on to the "My Booking" section with your email address and password. Final payments can be made by telephone on 08452 60 90 60 but a £5 telephone booking fee will be added.

3. Alteration and Amendments – By You

If, after our confirmation has been issued, you wish to change any of these arrangements, we will do our utmost to make the changes, provided that notification is received in writing at our offices, from the person who signed the booking form, at least 56 days before departure. For each alteration this must be accompanied by the amendment fees to cover our administration costs. In the case of a). accommodation rental - £15 per booking. If you want to change the dates or the property you have booked we would reserve the right to treat this as a cancellation and impose the relevant cancellation charges. Alterations cannot be made within 56 days of departure and any such request for an alteration will be treated as a cancellation of the original booking and will be subject to the cancellation charges. In the case of a). Accommodation rental - set out in paragraph 4. b).

4. Cancellation – By You

You, or any member of your party, may cancel your booking(s) at any time providing that the cancellation is made by the person confirming the booking form and is communicated to us in writing or online in the "My Booking" area. We recommend that you send your letter by recorded delivery post. Cancellation takes effect from the date we receive your letter. As this incurs administrative costs, we will retain your deposit(s) and in addition may apply cancellation charges up to the maximum shown below.

Accommodation Rental
If you have to cancel your booking, we would apply the following scale of cancellation charges to the rental cost.

  • More than 56 days prior to arrival Deposit only
  • 55 - 29 days 50%
  • 28 - 15 days 70%
  • 14 - 1 day 90%
  • Day of arrival or later 100%

5. Cancellation or Alterations – By Us

Accommodation Rental
Due to the fact that we plan our villa and apartment programme many months in advance, it is sometimes necessary to make changes or in very rare cases to cancel the booking made by you. We must therefore reserve the right in any circumstances to make such changes or to cancel the booking. Provided it does not arise from circumstances amounting to force majeure (see below), if we cancel your accommodation booking or make a major change (i.e. a change to accommodation of lower standard), you will be free to:- a). accept the new accommodation arrangements offered by us b). purchase another rental from us. c). cancel your booking with us and receive a full refund of all rental monies paid.

6. Accommodation

The property you rent is only for the use of the persons shown on the booking form. Sub-letting, sharing, assignment, use for commercial purposes or the movement of furniture, fixtures or fittings is not permitted. The maximum occupancy (excluding infants under 2) is shown on each price panel or description and must not be exceeded. We reserve the right to refuse single sex bookings. In booking holiday arrangements with us you accept responsibility for the proper conduct of yourself and your party whilst on holiday. Where applicable you must comply with the rules and regulations of the property or resort. If in the opinion of any person in authority such as accommodation owners or management, our resort representative or other agent or supplier, you appear likely to cause a disturbance to others or damage to property, we may terminate your holiday arrangements with us. We will not be liable to make alternative arrangements for other accommodation, transfer or repatriation nor will we cover any costs, which you may incur or make any refunds. If your actions or those of any member of your party cause damage to property or person(s) you agree to fully indemnify us against any claims (including legal costs) made against us in respect of the same. In the case of privately owned properties, management services such as maid service, pool and garden maintenance and property repairs, will be provided by third party suppliers, contracted directly by the owners, over whom we have no direct control. Access to privately owned properties by any such persons or our resort representatives or agents must be permitted at all times. All guests should shower before using swimming pools. Where pools are heated, in the interests of energy conservation, a pool cover must be used where available. Ski boots must be removed before entering our premises.

The presence of animals, birds and insects in the surrounding countryside and on occasion living in inaccessible places such as eaves and attics, is inevitable. Visitors are warned that, to some extent, this is normal and we cannot take action to eradicate same unless the presence of such pests is deemed serious nuisance. No animals or pets are permitted at any time in any of our rental properties.

We accept no liability for intermittent failures of public supplies or utilities over which we have no control, nor of sewage systems, plumbing or mechanical equipment in accommodation but shall use our best endeavours to arrange prompt repairs.

7. Rental Prices

Rental prices are fixed at the time of booking and can’t be increased by us once you deposit as been received.

8. Insurance

All passengers should be covered by American Express Insurance or an alternative but equivalent cover.

9. Complaints

If you have any complaints about the property HHB Holiday Homes will act as an intermediary between the booker and the owner. But it is the sole responsibility of the owner to resolve any complaints about the property. If the owner fails to resolve any issues HHB reserve the right to withdraw the owners property from the site.

10. Our Responsibility - Property Rental

Although we take care to ensure that we only advertise quality properties, it is the responsibility of the owner to keep the property in good order and to take out adequate public liability insurance.

11. Building Work

Building works and noise are almost unavoidable in certain developing resorts. Unfortunately, such developments are not under our control, nor do we receive advance notice of when they will begin. However, where we are aware of any building works, which may reasonably be considered to materially affect your holiday, we will notify you as soon as possible. If we deem it necessary and subject to availability, we will offer you the opportunity to transfer to an alternative property at the advertised price or cancel the accommodation without penalty.

12. Security Deposit

A Security Deposit is required to protect suppliers or accommodation owners against breakages, loss, damage, unpaid local charges, key replacement, additional housekeeping and any other charges. The Security Deposit required for each accommodation is £200. The cost of any replacements, repairs or charges plus a £15 Administration fee, as soon as we have been advised either by our local representative or supplier. Should the Security Deposit prove inadequate to fully cover any costs that may arise, we reserve the right to deduct such charges, initially against any other credits held on your behalf e.g. Telephone Deposit, and/or invoice you for immediate payment. The security deposit will not show as a charge against your card as we reserve the right to charge the credit card used to make your booking for any damages and losses.

13. Arrival and Departure Times

To ensure that the property you are renting is cleaned and ready for your arrival, check-in time is 2pm and check-out 11am. As, in some cases, we allow only two hours between departure and arrival times to minimise the inconvenience, we cannot guarantee therefore that the maids will have left the property before the earliest arrival time shown or that they will not arrive prior to the latest departure time shown. Due to the inconvenience it can cause arriving guests, we reserve the right to charge for additional occupancy on a full day basis if you do not completely vacate the property by the latest time advised. We also reserve the right to charge clients arriving at the property earlier than the time indicated. Where you are making your own travel arrangements it is your responsibility to ensure (a) that you advise us of your flight/arrival details; (b) that you arrive on the correct day and time. No refund of rental can be given for delayed arrival or early departure and no responsibility can be accepted if car hire or accommodation is not available if you have failed to provide any or correct flight/arrival details.

14. Passports and Visas

It is the responsibility of the passengers to ensure that they are carrying the correct and necessary passports, visas and other documents to travel to and drive in the relevant countries. Any person who through drink or drugs is reasonably refused carriage or service shall have no claim against HHB Holiday Homes Ltd its agents, advertisers, employees or servants.

15. Special Requests

We are happy to assist you in your special requests but they must be clearly noted on the booking form and at the time of booking. We regret that we cannot guarantee that they will be met but we will endeavour to pass them on to the supplier(s) concerned. Where necessary, we reserve the right to charge an additional administration fee (of which you will be advised in advance) to cover any related costs incurred by ourselves.

16. Web-site Advert Accuracy

The accuracy of the descriptions maybe for a typical apartment/villa and each apartment/villa may change slightly to that described. Any times quoted are approximate.

17. The Booking Contract

This contract is made on the terms of these Booking Conditions and General Information which are governed by English Law and both parties shall submit to the jurisdiction of English Courts at all times. No employee or representative of this company has the authority to verbally vary these terms and conditions or the information on our web-site or any printed papers.
